Check safety rules for landlords
The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 applies to all tenancies.
The regulations require landlords to ensure that every electrical installation is inspected and tested by a qualified person at intervals of no more than five years and that a copy of the report is supplied to tenants.

Smoke and carbon monoxide alarms
Landlords of privately rented homes must:
- fit at least one smoke alarm on each floor within their properties
- fit a carbon monoxide alarm in rooms containing a solid fuel appliance
- check that all alarms are working when a new tenancy starts
