Building notice

Intended for use on smaller scale projects to domestic buildings (not including work the affects the communal areas of flats, also, not to be used where the work will result in the building being a place of work). This type of application also cannot be used where your project is within 3 metres of a public sewer, in which case the application will need to be full plans.

Unlike a full plans application, this type of application does not necessarily require the production of plans / drawings etc. However, structural design information and calculations may be requested. There is no formal checking of plans etc and issuing of Decision Notices on this type of application.

Once an application is received and we are notified that works have commenced, we will visit site as necessary to ensure that works are compliant with the Building Regulations before we will issue a completion certificate.

For this type of application, the whole of the fee, including site inspection element will be required on application submission. This one-off payment covers the whole Building Control process including site inspections and the issuing of a completion certificate.

Advantages of a building notice application;

  • Ideal for minor works
  • Works can begin 48 hours after submitting the Building Notice, application fee and site plan (subject to Planning Permission)
  • Detailed plans are not always required resulting in savings in time and cost
  • A good choice if you are employing an experienced builder
  • You save time and money by not having to prepare and submit detailed plans.
