Caravan sites

Land owners who want to use any part of their land as a caravan site must hold a valid caravan site licence.

The definition of a caravan includes a mobile home, park home and some log cabin type accommodation.

The caravan site licence will have conditions attached to protect the health and safety of the people living on the site and any visitors.

Fees

  • application fee for a caravan site licence for a new residential site: £475, no fee for a holiday site
  • application fee for the transfer of an existing caravan site licence for a residential site: £232, no fee for a holiday site

Conditions

No caravan site licence can be issued where:

  • the land has no planning permission for use as a caravan site
  • the applicant had any caravan site licence revoked within the previous three years

Site rules

Where residential caravan sites have registered individual site rules with us, these are listed in our register of site rules.

We charge a fee of £60 for administering the site rules and for maintaining and publishing these online.

Fit and proper person

From October 2021, under The Mobile Homes (Requirement for Manager of Site to be Fit and Proper Person) (England) Regulations 2020, site owners/licence holders of commercially operated residential caravan (park home) sites must be a fit and proper person to lawfully operate the site or have a fit and proper site manager in place.

The cost of an application for inclusion of the relevant person on the fit and proper person register is £273.
