Intermediate housing – approach to shared ownership sales
All homes will be proactively advertised by Golding Homes online (including through Golding Homes’s website and other platforms such as Share to Buy) and prioritisation of eligible buyers will be informed by government policy along with local connection to Tonbridge and Malling borough.
There are two considerations that will inform prioritisation:
A) Government / Help to Buy priority
Households awarded priority for affordable home ownership under relevant government policy or capital funding criteria in place at the time of sale/re-sale (e.g. serving military personnel and recently discharged veterans).
B) Local connection
Top priority will be given to households with a local connection to Aylesford South and Ditton ward and Larkfield ward.
Secondary priority will then be given to households with a local connection to the wider Borough of Tonbridge and Malling.
Golding Homes will prioritise households with a local connection for an 8-week period from first marketing of each delivery phase. This may be reviewed by mutual agreement if there is low demand.
Interest will be processed on a first-come, first-served basis where demand outweighs supply.
For re-sales, priority will be given to households with a local connection alongside Homes England shared ownership eligibility criteria.
If there are no eligible buyers with a local connection, homes may be sold to any buyer meeting government and Golding Homes policy eligibility criteria.
