Local Lettings Plan (LLP) for Castor Park (also known as Woodland Place)

Introduction

Local Lettings Plan applies to the 106 homes in the Castor Park development, Aylesford, with 48 homes for rent and 58 homes for shared ownership sale provided by West Kent Housing.

The 106 affordable homes provided are summarised in the table below:

There is no lift access in the block of flats.

*four 2bed ground floor flats will be wheelchair accessible flats built to meet building regulation M4(2) requirements and will have a level access shower in the bathroom.

**three 3bed houses for rent will be wheelchair accessible built to meet building regulation M4(3) requirements.

Tonbridge and Malling Borough Council (TMBC) has nomination rights to the rented properties managed by West Kent Housing (West Kent) and this Local Lettings Plan (LLP) is designed to support sustainable lettings on the development balanced with maximising meeting housing need to prevent potential management problems.

There may be exceptional circumstances in which TMBC and West Kent agree to allocate a home outside of this LLP.

This LLP gives priority to applicants with a local connection to the immediate area of the development, those with a local connection to wards in Medway Gap area comprising Larkfield ward or Aylesford South and Ditton ward will have highest priority. This plan will also aim to achieve 50% of lettings to economically active households to prevent a concentration of residents wholly dependent on welfare benefits.
