When we receive an application we will check to make sure it is valid. Once valid we will publicise the application. Applications can then be viewed and comments made on them. Any comments we receive will also be made available here, together with the decision notice in due course. Only valid objections to an application can be considered.
The case officer will assess all the information needed to make a decision on an application, will visit the site, and will then prepare a report which will take into account any comments received, current local and national policies and guidance, and any valid planning considerations. Most applications will be decided by officers (Delegated applications) although some will be decided by the relevant Planning Committee, where those who have made written comments have a right to speak at Committee.
The decision notice (together with any associated legal agreement, if applicable) will be sent to the applicant or their agent and published on our website. If permission is refused or granted subject to conditions the applicant (only) has the right to appeal to the Planning Inspectorate.
