BRMAs are set by The Rent Service to define areas in which similar sizes of properties attract similar rents.
There are three BRMAs within the borough. These are:
- High Weald
- Medway & Swale
Maximum rates of LHA for each size of property within a BRMA are published on The Rent Service's website. Your LHA rate is based upon the number of bedrooms your household needs. The rate is used to calculate your housing benefit for the whole of the financial year.
You are entitled to one bedroom for:
- every adult couple
- any two children of the same sex, whatever their age
- any two children under 10, whatever their sex
- any child age 10 or over, where there are no other children of the same sex
- any child, where no other children are in the household
For example, if you are a couple with one child, your LHA will be assessed on the two bedroom rate.
If you have your own bedroom but share other facilities, such as a living room, bathroom or kitchen, you may only qualify for the shared LHA rate. Work out your LHA entitlement.
