What are the Building Regulations ?
The Building Regulations exist to ensure the health and safety of people in and around all types of buildings. They also provide for energy conservation as well as access and facilities for disabled people.
The Building Regulations contain various sections dealing with definitions, procedures, and what is expected in terms of the technical performance of building work. For example, they;-
- define what type of building, plumbing and heating projects amount to 'building work' and what makes these subject to a Building Regulations application.
- specify what types of buildings are exempt from a Building Regulations application.
- set out the notification procedures to follow when starting, carrying out, and completing work.
What you need to do
Anyone wanting to carry out building work which is subject to the Building Regulations is required by law to make sure it complies with the regulations. This can be done by making a Building Regulations application.

Making an application
Depending upon the scale and type of work involved you may have the option of following one of two different procedures available for making a Building Regulations Application.

Building Notice procedure
In the event that building work has been carried out illegally (without approval), you may be able to obtain a Regularisation Certificate from the council. This is only available where work has been carried out since 1985.
