Are you thinking of altering or extending your house?

There are two ways to summit planning application forms and, where necessary, pay your fees to Tonbridge & Malling Borough Council via the national '1APP' system: over the Internet or by completing paper forms.

The Government has changed the rules for domestic extensions/alterations.

These changes affect what you can do without having to apply to the Council for a specific planning permission.

The Planning Portal has published a interactive guide to the new householder permitted development regime.

Things you need to consider before you make an application

Decide what type of application you are intending to make. We can give advice before you make an application. In some circumstances we will charge for planning advice. These charges do not apply to:

  • Applications for extensions to dwellings or other domestic alterations
  • Works to Listed Buildings or in relation to Conservation Area Consents
  • Works to trees
  • How to apply for a Lawful Development Certificate (LDC) to decided if planning permission is required. (There is statutory charge to decide an LDC application itself.)
  • Planning matters relating to a planning Enforcement investigation
  • Issues relating to the implementation of a planning permission.

Obtain copies of the relevant scaled site plans. These may be purchased at authorised Ordnance Survey retail outlets or through our partner site, GetMapping.

Pay the relevant fee. Please see the new fees for planning applications, fees for advertisements or fees for other submissions.

How to apply

Electronic submission

Most '1APP' planning application forms are available online via the Planning Portal website. These can be completed and submitted online, together with the necessary documentation and the correct fee. Click on the Planning Portal link below and follow the on-screen instructions to register.

New application forms to extend the time limit for extent full and outline planning, Listed Building and Conservation Area permissions, and to make non material amendments to existing permissions are now available in paper form only. Please see link below if you require any one of these forms.

Paper submission

Most '1APP' planning application forms can also be downloaded and then posted back to the Council, together with the necessary documentation and payment. Alternatively paper copies of the forms are available from the Council's Customer Service Team on request.

Applications submitted on or after 6 April 2008 should be submitted using 1APP forms - if you do not use the 1APP after 6 May 2008 your application will be treated as an invalid submission.
